CPI always uses its own funds for the initial down payment of a property as well as investing its own funds alongside the investors in each deal.

CPI does not take an acquisition fee while it does offer preferred returns to its investors. This creates an alignment of interest between the investors and CPI whereby CPI profits after the investor profits.

Our investors benefit from investing relatively small sums in large multi-family deals, granting them the opportunity to diversify their investment between different properties.
WE DO THE WORK FOR YOU
As a passive investor in one of our projects you have the opportunity to invest in large multifamily deals with relatively small amount. In addition we locate, evaluate and manage the investment for you. All you need to do is receive your passive income
We purchase performing assets thereby creating passive income from day one. Our investors receive quarterly payments with our intent to refinance the property within a few years returning the equity invested while continuing to receive passive income.
Through our reputation of surety to close deals we have created a strong network with brokers and financial institutions enabling us to locate good value add investment opportunities.
Each property is owned solely and directly by a special purpose limited liability company (LLC) with each investor owning direct shares of that LLC.
ALIGNMENT OF INTEREST
There is no start up fees with investors receiving a preferred return so CPI profits only after the investor profits. In addition we invest directly into each property alongside the investors.
We provide periodic reports on the property as well as provide the investors direct access to the property management information upon request.
